Villa structures and the full site infrastructure at a SPAS Infrastructures township in Mangalore: retaining walls, internal roads and drainage, water lines, sump, play area and basketball court. Direct contract, on site since March 2026.
The Job
Gardens of Delight is a villa township in Mangalore developed by SPAS Infrastructures, part of the same group as Pooja Crafted Homes, where 70 villas are already built. Valor Infra holds a direct contract for the structural civil works on the next 30, along with the site infrastructure the community runs on: retaining walls, internal roads and drainage, water lines, sump, the play area and a basketball court. At an average built-up area of 2,640 sq ft per villa, that is roughly 79,200 sq ft of structure, and we have been on site since March 2026.
The difficult part is not the villas. It is that the site sits roughly 700 km from our Hyderabad office, in a different state, with different labour availability, different material suppliers and a monsoon that does not negotiate. A contractor who only works well when the partners can drive over in an hour is not much use here.
So the job is run on the same five controls we use anywhere, with the reporting doing the work that proximity would otherwise do: planned sequencing, stage approvals before each pour, material verified on arrival, and photo records and progress reports that mean the developer knows where the job stands without standing on it.
Scope of Work
Our scope at Gardens of Delight covers the structures and the infrastructure that makes the community work.
Foundations, RCC columns, beams and slabs across the contracted villas, executed to IS code standards and approved stage by stage.
Retaining structures where the site levels require them, set out and checked before construction.
Internal road formation and the drainage network that has to work before the first monsoon, not after it.
Water supply lines and sump construction, coordinated with road and drainage levels so nothing is cut open twice.
Play area and basketball court, built to the same stage controls as the structures around them.
The rest of the groundwork a gated community needs to function, delivered alongside the villa programme rather than handed over cold.
How We Run It
The contract covers 30 villas. We are executing the first five, with the rest scheduled, so quality and manpower stay under control instead of being spread thin across a site we would rather do well than quickly. A team of 20 works the site under our own engineers and supervisors, scaled as each batch opens up.
Sequencing set against site conditions, access and the monsoon, with material and labour planned ahead of each batch.
Reinforcement and shuttering approved before any pour, each stage signed off before the next begins.
Steel, cement and aggregate checked against specification on arrival, with records kept.
On-ground supervision with photo records and progress reports, so distance never becomes an excuse.
PPE for all workers, excavation and height precautions, and daily toolbox talks.
What's Next
Beyond the villas, the balance of the land is being replanned as an eight-tower apartment development, currently going through approvals. It is the developer's project and their timeline, not ours to announce, but it says something about the site: a township that has kept building through changing plans, with contractors it has chosen to keep using.
