Handover snags, closed
before your buyer walks in.

Handover readiness and snag closure for residential developers. We find the snags in your units, fix them with our own finishing crews, and recheck every unit before it is released for possession.

UNIT 1204 Snags found Fixed by crew Recheck

The handover problem.

Residential tower under construction with a crane

A tower gets its occupancy certificate and hundreds of units are released in a few weeks. Each buyer walks in with a list. Many now bring their own inspector. The CRM team logs the complaints, the site team chases contractors who have already demobilised, and every unit needs a second and third visit.

Most of what buyers find is not structural. It is finishing: a hollow tile, a paint patch, a door that rubs, a bathroom floor that holds water, a window seal that was never completed. Small items, but hundreds of them, at the moment your team is busiest.

We are a civil and finishing contractor. We have painted around 5 lakh sq ft of apartment blocks in Hyderabad, including Om Sree Gallaxy and Magic Breeze, and we are building villas in Mangalore. Handover readiness puts that crew and that eye to work on your snag list.

Find it. Fix it. Recheck it.

  1. Agree the Standard

We agree the checklist, tolerances and exclusions with your QC team before the first unit.

  2. Find

Unit by unit inspection, every snag photographed, located and logged in one register for the tower.

  3. Fix

Our own crews close finishing and completion items under a separate works order on agreed rates.

  4. Recheck

Every unit rechecked against its list. Nothing is closed on a phone call.

  5. Hand Over

A readiness record for each unit, so your CRM team knows exactly what the buyer will find.

Extra hands at handover, not another report.

Start with one floor.

We suggest a pilot on a defined set of units, a floor or a few floors, with the checklist, crew size and rates agreed up front. You see the register, the fixes and the recheck on real units before deciding on a tower.

Inspection and recheck are priced per unit. Rectification is priced on agreed rates or as a work package. Send the tower count, unit count and your handover dates and we will come back with a plan.

Questions developers ask us.

Do you only inspect, or do you fix as well?

Both. Most inspection firms hand you a list. We are a finishing and civil contractor, so our own crews close the snags we find, and we recheck each unit before it is released. If you prefer to use your own contractors for the fixes, we can do the find and recheck only.

We already have a QC team. Why would we need you?

Your QC team knows the project. What usually runs short at handover is capacity: hundreds of units released in a few weeks, each with its own snag list and repeat visits. We add a crew that works to your team's standard and reports into it.

How do you price it?

Per unit or per tower for finding and rechecking, and the rectification on agreed rates or a work package. We suggest starting with a pilot on a defined set of units, so you can judge the result before committing a tower.

What kind of snags do you close?

Finishing and completion items: paint touch ups and repaints, tile replacement and regrouting, joinery and hardware adjustment, sealant and waterproofing touch ups at wet areas and windows, and minor civil repairs. Structural or MEP design issues go back to your consultants.

Which areas do you cover?

Hyderabad and the rest of Telangana, and Mangalore, where we already have a team on site. Our office is in Kukatpally, Hyderabad.

Do you also inspect flats for buyers?

Yes, through FlatSure, our home inspection service for buyers. It has one firm rule: it never inspects for a buyer in a project where Valor is working for the developer. Your project stays your project.

The rest of what we do.

Handing over a tower soon?

Tell us the project, tower and unit count, and your handover dates. We'll come back with a pilot plan.
